This is the critical action step and by far the most exciting. We will get your house listed and go see some fantastic homes.

What is the first step in the home buying process?

This is simple...get preapproval from a trusted lender. This will establish your price range. We'll go over all of this in our discovery call and first meeting. I will walk you through this process and give you a list of some great lenders here in Wilmington.

How long will the homebuying process take?

It can take anywhere from 6-12 weeks for the entire process. If you are paying cash for the home, the process is usually shorter.

How much do I need for a down payment?

Typically, first time homebuyers put down about 10 percent of the purchase price of the home. Repeat buyers can go higher, with a recent data point being 23% of the purchase price of the home.

Should I sell my current home before purchasing a new one?

Another simple answer...yes. Many people sell their current homes before they purchase a new one. They can leverage the equity built up in the home to use for a down payment. I have good contacts around town for short term rentals should you sell your current home and not have identified your new home yet. We'll go over this info in the first face to face meeting.
